for himself for his heirs executors administrators and assigns
doth covenant with the said William Colson his heirs execu
=tors and administrators that he is lawfully seized in fee of
the afore granted premises that they are free of all encumbrances
that he hath good right to sell and convey the same to the said
William Colson as aforesaid and that he will and his executors
and administrators shall warrant and defend the same
and every part thereof to the said William Colson his heirs
and assigns forever against the lawful demands of all
persons by order of these presents

fifty Moses E. Levy came before me and personally acknowl
=edged that he had executed the foregoing conveyance and
further acknowledged that he had executed the forgoing
conveyance as the act and deed of Serafina Chauviteau
and Joseph DeLevante herein described by virtue of a
power of Attorney duly executed by thems and I certify
that I know the said Moses E. Levy who made the said
acknowledgment to the individual described in and who
executed the said conveyance
