the appurtenances, unto the said partied of the second part, their heirs and
assigns, to their own proper use and behoff for ever.
And the said Ellen A. Beatty, her Executors and her heirs, the Said
premises, in the quiet and peaceable possession of the second parties of the
Second part their heirs and assigns, against the said party of the first part
her heirs, and against all and every person and persons whomsoever
lawfully claiming or to claim the same, Shall and will warrant and
by these presents forever Defend Such claim coming form or through
said Joseph M. White, his heirs or assigns, or said Theophilus Beatty
his heirs or assigns, or said Ellen A. Beatty her heirs or assigns, and the
Said Ellen doth hereby Covenant with all and each of the said parties of
the second part, their heirs and assigns, that at the time of making this
conveyance, She is the sole and laful owner of the premises above
granted, without notice of any adverse claim, and seized of a good
and indefeazable Estate of inheritance therein forever as fully and
& perfectly as the same was at any time in said White in his lifetime,
that said lands and premises and the title and claim thereto are free of
all incumberance transfer, alienation, or other disposition by said
White, said Beatty, or said Ellen, and also free of all tax Sales or
arrears of taxes, or other duties or liabilities to the State or any County
thereof, that she is sole devisee of said premises by the will of said White
Deceased, and that said will is slawful and duly executed admitted to record
and probate in Jefferson County Florida the late domicil of said White;
and that she is the sole and lawfully appointed and qualified Excecutrix
under and by said will of Joseph M. White, and that she has full and
absolute power to convey the said premises in fee by the daid will,
