Know all men by these presents that I Simeon Dell
of Alachua County Florida in consideration of the sum of Four Hundred
Dollars to me paid by George L. Brown of said County the receipt 
whereof is hereby acknowledged do hereby bargain sell release and forever
quite claim with the said George L. Brown his heirs and assigns all those
tracts or parcels of land situated in said County designated in the official
Plat of the survey of the same by the United States of American as the "West
half of the North East Quarter and the East half of the North West Quarter
and the East half of the South West Quarter in Section Eleven in Town-
ship Seven of Range Eighteen" containing in all two hundred and thirty nine
acres and eighty two hundredth of an acre more or less which since tracts
of land were purchased from the United Satates by me on the 19th day of 
October A.D. 1857 and for which a patent was issued to me by the said United
States on the 13th day of October A.D. 1843 together with all the priviledges and 
and appurtenances thereunto belonging or in any wise appurtaining,
To have an to hold the above tracts or parcels of land with the appurtenances
unto the said George L. Brown his heirs and assigns forever.
And I do hereby covenant for myself my heirs executors and administrators 
with the said George L. Brown and his heirs Executors Administrators and assigns
that the said land and premises are free from all incumberances made
or suffered by me, and that I will and my heirs Executors and
Administrators shall warrant and defend the same to the said
George L. Brown his heirs and assigns against the lawful claims
of all persons claiming by, through, or under me, but against none others.
And I the said Simeon Dell do hereby further for the above
consideration assign and set over unto the said George L. Brown
his heirs Executors Administrators and asigns all my claim upon
the amount of monry paid by me to the United States for the said
tracts or parcels of land or either of them and all claim and dem-
and which I may hereafter have upon said United States to refund
any portion or all of said amount paid by me as aforesaid in case
of the failure of title or from any cause whatsoever and all claim 
for interest which accrued or may hereafter accrue on said amount
of money paid by me as aforesaid or on any part thereof.
And I do hereby appoint the said George L. Brown his heirs execu-
tors and administrators my true and lawful attorney or attorneys
for his or their own use or benefit to ask and receive from the
United States government or its officer or officers authorised
to pay the same each and every such sum or sums of money
which may now be or hereafter become due and payable
from the United States to me for and on account of either
