This Indenture made this twentieth day of April in the year
Eighteen hundred and fifty five, Between Eliza D. Payne of
Marion County Florida, party of the first part and George R.
Fairbanks of St. Augustine Florida, party of the second part
Witnesseth, that the said party of the first part, in consideration
of the sum of Four hundred and fifty seven Dollars to her in hand
paid by the said party of the second part, the receipt whereof is
hereby acknowledged, hath granted, bargained, & sold, and by these
presents doth grant, bargain, sell & convey unto the said party
of the second part, his heirs and assigns for ever, all that certain
tract or parcel of land situate and being in the westerly end of Paynes
Prairie in the County of Alachua and State aforesaid, and being part
of and parcel of the Arredondo Grant, and designated and described upon
the map of the same made messrs Burr & Washington in 1846 in Section
number thirty five, in Township number Ten, of Range Nineteen, containing
Four hundred and fifty seven acres more or less, being the same
premises purchased by said party of the first part, at the Commissioners
sale of the said Arredondo Grant in Feby 1849, and conveyed by said
Commissioners by Deed bearing date the day of unto
said party of the first part, To have and to hold the afore=
=described premises to the said party of the second part, his heirs
and assigns in fee simple for ever, And the said party of the

first part, for^himself her heirs, Executors and administrators,
covenants hereby with the said party of the second part his heirs and
assigns, that she is at the date of these presents lawfully seized
of the said premises in fee simple, that the same are free from all
incumbrances, and that she will warrant and defend the said premises
and every part and parcel thereof, in the quiet and peaceable
possession of the said party of the second part, his heirs and assigns
against all persons whomsoever. In witness whereof, the said
party of the first part hath hereunto set her hand & seal
