Alachua County } This Indenture made this the sixteenth
day of February in the year of Our Lord One Thousand
Eight Hundred and fifty five between George B. Payne
of the Village of Micanopy State and County aforesaid
of the first part, and J.H. McGinnis and A.W. Cook
of the Village of Micanopy State and County aforesaid
of the second part, Witnesseth: That for and in Con
sideration of the Sum of One Thousand and fifty dollars
to him in hand paid at and before the sealing and
delivery hereof, the receipt whereof is hereby acknowledged
the said party of the first part, hath bargained, sold
given, granted and conveyed and by these presents doth
bargain, sell, give, grant and Convey unto the said parties
of the second part all that certain hereditament, parcel or
tract of land situate in the Village of Micanopy State and
County aforesaid and Known and described as follows
That is to say: Beginning at a buried pine Stake, six
feet south of a pine Stake now standing in what is Known
as the square, and marked L.C.F. thence North five
degrees West Sixty five feet to a buried Stake, thence
West, five degrees South, Two hundred and ten feet
to a buried Stake, thence South five degrees North
fifty nine (59) feet to a buried Stake, thence East five degrees North
thirty eight (38) a buried stake
One hundred and Seventy two feet to the place of beginning
Thence South five degrees East Six feet to a buried Stake,
thence East five degrees North One hundred and Seventy two
feet to the place of beginning, being part of Section
twenty six of Township Eleven South of Range twenty
East, of the Arredondo Grant: And a part of the
lot upon which the building known as Payne's Store
in the lower Story, and the Masonic Lodge above now
stands, To have and to hold the above granted prem
ises, with all and singular the appurtenances (except
the upper Story and access thereto) of the aforementioned
building, and all the Estate, title and interest of
of the said party of the first part therein, or to
the Same in any wise appertaining or belonging, unto
the said parties of the second part, their heirs and
assigns in fee simple forever
And the said party of the first part doth hereby
covenant and agree to and with the said parties
of the second part that at the time of the delivery of
these presents, the said party of the first part is the
lawful owner of the premises afore granted; that he
is seized thereof in fee Simple absolute; and that he will
and his heirs, executors and administrators shall warrant
and defend the above granted premises in the quiet
and peaceable possession of the parties of the second
part, their heirs and assigns forever
