by Geo Watson Jr in the year Eighteen hundred & fifty two
To have & to hold the said premises with the appurtenances
thereto belonging unto the said party in trust of the
first part unto the said parties of the second part and
their successors and assigns for the benefit of the East
Florida Seminary aforesaid with full power to sell and
convey any part or parcel of the same for the benefit
of said seminary subject to the following conditions to
which said sale this conveyance is agreed to be expressly
made subject, To wit, That said grantor Robt H. Howren
hereby conveys the aforesaid premises to the parties of the
second part and the said parties of the second part
receive the same on this express condition, That is to say,
That the said parties of the second part and their legal
representatives and successors and all persons to claim
by through or under them in perpetuity shall not vend
upon said premises or any part or parcel thereof any
ardent spirits in quantities less than five gallons and
they agree that on the forfeiture of this condition said
premises or such part or parcel of the same as shall have
forfeited such condition shall become liable to reentry
by said grantor or his successors, And the said party of
the first part covenants and agrees with the said parties
of the second part that he is seized in fee of the afore-
granted premises that they are free from all encum-
-brances that he has a good right to sell and convey
the same to the said parties of the second part and their
successors and assigns forever against the lawful claims
and demands of all persons. In witness whereof the said
party of the first part hath set his hand and affixed his
seal the day & year aforesaid
