acres more or less, To have and to hold the Said
two Sections of land, with all and Singular the rights members,
and appurtenances thereof whatsoever to the Said Mc Phifer
being belonging, or in any wise appertaining, with the
remainder and remainders, reversion and reversions, to the only
proper use, benefit and behoof, him the Said Phifer, his heirs
executors, and Administrators, and assigns in fee Simple,
And the Said E.L. King, for himself, his heirs, Executors
and Administrators, do covenant with the Said McCollum
Phifer, his heirs, Executors, and administrators, that he
is lawfully Seized in fee, of the aforegranted premises, that
they are free from all encumbrances, that he hath
good right to sell, and convey the Same to the Said
Phifer as aforesaid, and that he will, and his heirs,
Executors, and Administrators, Shall warrant and
defend the same, and every part thereof to the Said Phifer
his heirs and assigns for ever, against the lawful demands,
of all persons by virtue of these presents.
