Garison did sign the foregoing instrument for the
purposes therein contained this 22 March 1856.

Know all men by these presents that I James
Garner of Alachua County and State of Florida
for and in consideration of the sum of Two hundred
and fifty dollars to me in hand paid by Peter
Sparkman of the County and State aforesaid the receipt
whereof I do hereby acknowledge have given granted
bargained sold and conveyed and by these pres
-ents do give grant bargain and sell and convey unto
the said Peter Sparkman the following piece and
parcel of land situated in the County of Alachua
and State of Florida and known as the North
East quarter of South East quarter of Section No
Four in Township No Eight South of Range
No Twenty E. Containing Forty acres and six hun
dredths and the North West quarter of South
West quarter of Section No Three in Township
No Eight south of Range No Twenty East containing
Forty acres and one hundredths of an acre with
all the privileges and appurtenances to the same
in any wise appertaining or belonging To have and to
hold the aforesaid granted premises unto the said
Peter Sparkman his heirs and assigns to his
and their use and behoof forever and I the said
James Garner for myself my heirs and executors
and administrators do covenant with the said
Peter Sparkman and his heirs and assigns that I
am lawfully seized in fee simple of the afore-
granted premises that they are free from all encum
brance that I have good right to sell and convey
the same unto the said Peter Sparkman as afore
said and that I will and my heirs executors
and administrators shall and will warrant
and defend the same unto the said Peter Spark
man his heirs and assigns against the lawful
claims and demands of all persons whatsoever.
