by covenant and agree with the said party of the second
part That at the time of the Sealing and delivery of these prese
nts, the said party of the first part is the lawful owner of the
premises aforegranted, That he is seized thereof in fee sim
-ple absolute, and that he will, and his heirs, Executors and
Administrators, shall warrant and defend the aforegranted
premises, in the quiet and peaceable possession of the party
of the Second part, his heirs and assigns, forever.
