the first and second parties to this indenture, thence East
fifty poles to a stake in the prairie thence North
sixty poles to a stake on the north side of the prairie,
thence west to another stake, thence west to another
stake, and corner twenty three poles, thence north one
hundred and forty eight and a half poles, to a corner post
thence west twenty seven poles to the west line of section
twenty, Township Eleven, Range twenty of the Arredondo
Grant to a corner stake on said line (the foregoing lines
were run with 5° variation, thence to the North west corner
of said section, thence west on the north line of said
section to a corner stake established between Horace
Merry and Robert A. Child, thence south to a corner stake
in the prairie on the dividing line between the said sections
twenty and five and thirty six, established between Horace
Merry and James A. Turner, thence west on the
said line to the corner between the said section twenty
six, and thirty one, thence west on the north line
of section thirty one to a corner established between the
said Charles B. Jones and Samuel Boykin, thence
south to the place of beginning, the whole of said
tract of land as above described, supposed by estimation nine
hundred acres more or less together the rights privileges and
appurtenances thereunto belonging or in any wise appertain=
=ing to the said Samuel Boykin, his heirs, executors and
assigns, in fee simple for ever, And the said parties of
the first part covenant with the party of the second part
that they are lawfully seized in fee of the above described
parcel of or tract of land, and that they have good and lawful
titles to the same and free from all encumbrance, and that
they will, and their heirs, executors and administrators shall
warrant and defend the same, and every part thereof, with
all and singular the rights and privileges and appurtenances
thereunto belonging, or in any wise appertaining to the
said party of the second part, his heirs executors and assigns,
against the lawful claims of any and all persons whatsoever,
