And the Said Stephen Fagan, for my self, my heirs, Executors
and Administrators, do hereby covenant, grant, and agree to
and with the said John B. Standly, that I am now the
owner of the Said premises, and that I am Seized of a good and
indefeasible Estate of inheritance therein, and that I have
full right and power to sell and convey the Same in fee Simple
absolute; That the said premises are free and clear of all incum-
brances, that the Said John B. Standley, and his heirs and assigns
may forever hereafter hold, occupy, possess, and enjoy the Same
without any Suit, molestation, trouble or eviction by any person
whatever lawfully claiming and right therein, and that I the
Said Stephen Fagan and all persons hereafter claiming under
my will at any time hereafter at the request and expense of
the Said John B. Standly, his heirs and assigns, make all such
further and other assurances for the conveying of the said
premises, with the appurtenances as may be required by him or them
and that I the said Stephen Fagan will, and my heirs Executors
& Admini8strators, Shall warrant and forever defend the Said
John B. Standly, his heirs and assigns the rights and title to 
the premises hereby granted & conveyed against the claim of all
persons claiming or to claim by through or under me, and against
the claim of all persons whatsoever,
     In Witness whereof, I the Said Stephen Fagan have
set my hand and affixed my seal this the 22nd day of March

     Know all men by these presents that I Moria Fagan, the 
wife of Stephen Fagan the grantor of the foregoing Deed, for
and in consideration of the premises, and in further consideration
of the Sum of five dollars to me in hand paid by John B. Standly
at and before the Sealing and delivery of these presents, do hereby 
renounce, release, relinquish and forever quit claim unto the
Said John B. Standly, and to his heirs and assigns, all my right
of Dower in and to the premises by said Deed conveyed, as fully and
absolutely as I might or could do the same~
