that they are seized in fee simple of the aforegranted premises,
that they are free from all encumbrances, that they have good right
and title to sell and convey the same, and that they will, and
their heirs, executors and administrators, shall warrant and defend
the same to the said parties of the second part, their heirs and
assigns forever; against the lawful claims and demands of all

County of Alachua } This Indenture made on the twenty
eighth day of January, in the year of our Lord one thousand
eight hundred and fifty four. Between John S. Livingston
and Susan Livingston his wife, of the first part, and
Charles J. Mixson of the second part, Witnesseth, That
for and in consideration of the sum of one hundred and
twenty five dollars to them in hand paid, at and before
the sealing and delivery hereof the receipt whereof is hereby
acknowledged, the said parties of the first part, have
given, granted, bargained, sold and conveyed, and by these presents
do so give, grant, bargain, sell and convey unto the said
party of the second part, his heirs and assigns, all that
certain Town lot or parcel of land, Situate in the Village of
Micanopy, and known and described as follows, to wit; beginning
at a stake near the work shop of J.B. Smith, thence
running North one hundred and fiv thirty four yards
to a stake thence fifty three yards and one foot, due
East thence south one hundred and thirty yards, thence
west fifty three yards and one foot, to the stake at the
point of beginning said lot being bounded on the south by
lands now owned by John H. Cosby, on the west by the street
passing the lots of Messrs Garison and Smith, on the North |
