   State of Florida }
     Alachua County } Know all men by these presents
                    } that Marion A. Edminster and
Charles Edminister of the aforesaid County and State for
and in consideration of the sum of Seventeen and 50/100 Dollars
to us in hand paid by H.S. Breeden of the County of
             in the State of the receipt whereof we
Do hereby acknowledge have granted bargained sold
and conveyed and by these presents do grant bargain
sell and convey unto him the said H.S. Breeden all
of that certain lot piece tract or parcel of land 
situated lying and being in the County of Alachua in the
State of Florida particularly known and described as
follows to wit The South half the East half of the
south west quarter of the south west quarter of
section Twenty five In Township Eight south
Range Twenty one East containing about 10 acres
more in less It being the south half of that portion
of said 40 acres lying East of the Peninsular RR
track - Togather with all and singular the tenements
hereditaments and appurtenances to the same belonging
or in anywise appertaining To Have and To Hold the
same unto him the said H.S. Breeden and to his
heirs Executors administrators and assigns in fee
simple and absolute and we the said Minerva A. Edminster
and Charles Edminster Do hereby covenant and agree
to and with the said H.S. Breeden that we are lawfully
seized in fee of the property herein and hereby conveyed and
that we have good and lawful right to sell and convey
the same that the same is free from all encumbrances
of any kind whatsoever and that we will and our heirs
Executors and administrators shall and will forever
warrant and defend the same unto him the said
H.S. Breeden and to his heirs Executors administrators
and assigns against the lawful claim and demands
of any and all persons whomsoever now claiming or
