chains to a stake corner thence twelve and a 
half chains to point of beginning and bounded on the 
west by land owned by E.D. Barnett on the North
by W.T. Shuford, East by land owned by J.W. Smith 
& Colman Winecoff and forth by J.J. Barr and containing 
thirty acres more or less To have and to hold the 
said lot or parcel of land into the said party
of the second part his heirs executors Ad-
ministrators or assigns together with all 
and singular the houses, buildings, improvements and 
appurtences to the same belonging or in any wise
appurtaining in fee simple forever and the party of the 
first part for himself his heirs and assigns covenant and 
agrees with the party of the second part that he is seized 
of the premises aforeesaid that they are free from all 
encumbrances that they has good right to sell 
the same to the said party of the second party and 
that he will and his heirs and assigns shall warrant and 
defend the title to the same against the legal and 
equitable claim and demands of all persons
