of Alachua in the State of Florida the receipt whereof
we do hereby acknowledge have granted bargained sold
and conveyed and by these presents do grant bargain
sell and convey unto him the said N.D. Phillips of the
County of Alachua in the State of Florida the receipt 
whereof is hereby acknowledged have granted bargained
sold and conveyed and by these presents do grant bargain
sell and convey unto him the said N.D. Philips all of
that certain lot piece or parcel of land situated lying and be
-ing in the County of Alachua State of Florida particularly
known and described as follows to wit: The South half of the
South West quarter of Block Number seventeen (17) in the
South half of Section Thirty two (32) Township Nine (9) South
Range Twenty (20) East According to a map of said South
half of said Section Thirty two (32) drawn by Wm C. Miller
and recorded May 13th 1878 in Deed Book K at page
203 of the Public Records of said County containing by
estimation 1 1/4 acres of land more or less. Together with all
and singular the tenaments hereditaments and appurten-
-ances to the same belonging or in anywise appertaining
To Have and to Hold the same unto him the said N.
D. Phillips and to his heirs executors administrators and
assigns, in fee simple and absolute, And we the said P.
H. Young and Kate R. Young do hereby covenant and
agree to and with the said N.D. Phillips that we are law-
-fully seized in fee of the property herein and hereby conv-
-eyed, and that we have good and lawful right to sell and
convey the same, that the same is free from all encumb-
-rances of any kind whatsoever and that we will and our
heirs executors and administrators shall and will forever
warrant and defend the same unto him the said N.D.
Phillips and to his heirs executors administrators assigns
against the lawful claims of any and all persons whomso-
-ever, now claiming or hereafter to claim the same,
