and his heirs and assigns forever all that certain lot tract or Parcel
of land situate lying and being in the Town of Waldo County of
Alachua and State of Florida and known and described on the records
of said County as follows, a fractional part of the North West quarter
of the North west quarter of section (24) Twenty four Township (8) Eight South
of Range (21) Twenty one East Commencing at a Stake (450) four hundred and
fifty feet south of North East corner of the said (40) acres lot Thence
West (70°) seventy degrees north about (800) Eight hundred feet to the North
line of the canal right of way Thence South Easterly along the right
of way of Santa Fe Canal to a point on the East line of said (40)
forty acres Thence North about (350) three hundred and fifty feet
to the place of beginning containing (2 67/100) Two sixty seven one Hundredths
acres more or less. Together with all and singular the Except certain
Mill Machinery tenements hereditaments and appurtenances
thereunto belonging or in anywise appertaining and the reversion and
reversions remainder and remainders rents issues and profits thereof
and also all the estate right title interest dower and right of dower
property possession claim and demand whatsoever as well in law
as in equity of the said parties of the first part of in and to the same
and every part and parcel thereof with the appurtenances.
To Have and to Hold the above granted bargained and described premises with
the appurtenances unto the said party of the second part his heirs and
assigns to his own proper use benefit and behoof forever And the said party
of the first part for themselves do covenant promise and agree to and with
the said party of the second part his heirs and assigns, that the said Santa
Fe Canal Company at the time of the sealing and delivery of these presents were
lawfully seized in their own right of a good, absolute and indefeasible estate
of inheritance and title of in and to all and singular the above granted
bargained and described premises with the appurtenance, except certain saw
mill machinery, owned by A. Knight & Co and have good right full power
and lawful authority to grant bargain sell and convey the same in
manner aforesaid and the said party of the second part his heirs and
assigns, shall and may at all times hereafter peaceably and quietly have
hold use occupy possess and enjoy the above granted premises and every
part and parcel thereof with the appurtenances without any let suit
trouble molestation eviction or disturbance of the said party of the first
their heirs or assigns or of any other person or persons lawfully claiming
or to claim the same, and that the same now are free, clear discharged and
unencumbered of and from all former and other grants titles charges Estates
Judgments taxes assessments and encumbrances of what nature or kind
soever. And the said Santa Fe Canal Company and their heirs
the above described and hereby granted and released premises and
every part and parcel thereof with the appurtenances unto the said
party of the second part his - and assigns against the said party of the
first part and their heirs and against all and every person and persons
whomsoever lawfully claiming or to claim the same shall and
will warrant and by these presents forever defend. In Witness
