tract or parcel of land situated lying and being in the County of
Alachua in the State of Florida particularly known and described
as follows to wit: beginning at the SE Corner of the SW1/4 of the NE1/4
of Section 16 T 10 S R 22 E. Thence North 20 chs (Gunther's); thence
West 20 chs; thence South 10 chs; thence East 10 chs; thence South 10 chs
thence East 10 chs back to place of beginning containing by estimation
thirty acres of land more or less Together with all and singular the 
tenements hereditaments and appurtenances to the same belonging or
in anywise appertaining To Have and Hold the same unto the said
William Baxley and to his heirs executors administrators and assigns
in fee simple and absolute And I the said Zadoc M. Sanders do
hereby covenant and agree to and with the said William Baxley that
I am lawfully seized in fee of the property herein and hereby conveyed
and that we have good and lawful right to sell and convey the same
that the said is free from all encumbrances of any kind whatsoever
and that I will and my heirs executors and administrators shall
and will forever warrant and defend the same unto the said William Baxley
and to his heirs executors administrators and assigns, against the
lawful claims and demands of any and all persons whomsoever
now claiming or hereafter to claim the same. In Witness Whereof I have

                   "Deed"
This Indenture made this the fifth day of Nov in the year of our
Lord one thousand eighty hundred and seventy nine between Julia
Cessna and W.K. Cessna her husband who Joins is wife in this
Deed for the purpose of approving the action in the premises of the
County of Alachua and State of Florida parties of the first part and
Caroline James of the same County and State party of the second
part Witnesseth That the said parties of the first, for and in
consideration of the sum of Two hundred and Sixty dollars to them
