delivery hereof the said party of the first par, the lawful owner of
the premises above granted and seized thereof in fee simple
absolute that they are free from all incumbrances that the
said party of the first part has good right to sell and convey
the same to the said party of the second part as aforesaid and
that the said party of the first part his heirs executors and
administrators the above described and hereby granted and conveyed
premises and every part and parcel thereof with the appurtenances
unto the said party of the second part his heirs and assigns against
the said party of the first part and his heirs and against all and
every person and persons whomsoever lawfully claiming or to claim
the same shall and will warrant and by these presents forever

A. Ellis wife of Thos C. Ellis Grantor in the foregoing Deed conveying
Real Estate for and in consideration of the premises in said
Deed mentioned and of one Dollar to me in hand paid by Thos
N. Sewell Grantee in said Deed mentioned the receipt whereof is
hereby acknowledged have remised released relinquished renounced
and by these presents do remise release relinquish renounce
and forever quit claim unto the said Thos N. Sewell all my dower
and right of dower in and to the lands in the foregoing Deed
mentioned and conveyed. To have and to hold the same unto
the said Thos N. Sewell heirs and assigns forever; and I do
hereby acknowledge that I do the same freely and voluntarily
and without any compulsion constraint apprehension or fear
