is to take control of Eight (8) Acres of land ^partly^ in Lot No Seventy seven
(77)^ and partly in lot 64^ in the Leitner Place as numbered in the Survey
of the same as made by W.C. Miller belonging to the said parties of the first
part and now under fence; to Cultivate such crops only on the same as the
parties of the first part or their authorized Agent may permit: to keep the
orange and other fruit trees on the same Clean of grass and weeds and
trim them properly every Spring if necessary In other respects the parties of
the first part reserve to themselves the direction and management of said
fruit trees. The said party of the second part hereby agrees to keep
the fences in a State of good repair and at no time to allow Stock
animals of any kind to pasture within the same, to furnish his own
work animals implements for farming and seeds for cultivation except
cow-peas which the parties of the first part hereby agree to furnish
In consideration of the services to be rendered by the party of the second
part as aforesaid and after the proper performance of the same by said
party his heirs administrators or assigns within and at the expiration of
the time Stated in this Agreement the parties of the first party hereby
bind themselves their heirs executors and administrators to execute in
writing a deed of conveyance of the following property to the said
party of the second part his heirs or assigns to wit - so much of said Lot
No 77 bounded as follows commencing at South West Corner of said lot
running thence N 1° 45' E five chains to a Stake; thence S 88° 15' E
twenty chains to a Stake thence S 1° 45' W, five chains to a Stake at
the SE Corner of said lot No 77; thence N 85°, 15' W, twenty chains
along the line of said Lot to the point of beginning containing ten
(10) acres more or less. As a further consideration the parties of the
first part are to furnish the said party of the second part with
three Years old sweet Seedling orange trees at the rate of fifty trees
per acre to be set or planted on the said ten acres last above
described at the risk of the risk of the said party of the second
part It is further understood and agreed that the said party
of the second part may enter upon the said ten acres last above
described improve fence and cultivate the same in any way and
manner he may deem best for his own advantage before the expiration
of the time fixed in this Agreement the parties of the first part
not claiming any interest whatever in the improvements made
or crops cultivated thereon, In witness whereof we hereunto set

and that he together with J. Winecoff Signed the same as witnesses
