"Deed"
State of Florida } This Indenture made and entered into on this 11th
Alachua County } day of July AD 1882 by and between Charles F. Bailey
of the State of Texas (a Bachelor) by his attorneys in fact James D. Matheson
and James T. McMillan party of the first part and N.D. Phillips of the County
of Alachua State of Florida party of the second part Witnesseth: That the said
party of the first part for and in consideration of the sum of Two Hundred and
Fifty Dollars ($250) to him in hand paid by the party of the second part
hath granted bargained sold and conveyed and doth by these presents
grant bargain sell convey and confirm unto him the said party of the
second part and to his heirs and assigns all that certain lot tract or parcel
of land Situate lying and being in the County of Alachua in the State of
Florida and known and distinguished as follows to wit: Described as the
South West quarter (SW1/4) of the North East quarter (NE1/4) of Section Thirty
Two (32) in Township Nine (9) South Range Twenty (20) East containing
Forty (40) acres more or less Together with all and singular the rights
tenements hereditaments and appurtenances thereunto belonging or in any
wise appertaining = To have and to hold the above bargained and described
premises unto him the said party of the second part and to his heirs
executors administrators and assigns forever in fee simple absolute
and the said party of the first part by his attorneys in fact as aforesaid
acting under and by virtue of their letter or power of attorney now on
record in Deed Book "K" pages 792 and 793 of the records of Alachua County
Florida do hereby covenant and agree to and with the said party of the
second part that the said party of the first part is lawfully seized in
fee of the said property that he has good right to sell and convey the
same, that it is free from all encumbrances of Every kind; and that
he the said party of the first part will and his heirs executors and
administrators shall and will warrant and forever defend the title
of said property to the said party of the second part and to his heirs
executors administrators and assigns against the lawful claims and
demands of any and all persons whomsoever now claiming or hereafter to
claim the same In Witness Whereof the said party of the first
part by his said attorneys in fact acting under and by virtue of
the power and authority aforesaid hath hereunto set his hand and
affixed his seal the day and year first above written
