in and about said enterprise, may use the remainder for
his exclusive use and benefit, only taking the Timber off
by the acre, as he clears up said lands.
That the said party of the second part shall plant out
said Orange Grove in the following order, The trees to be
planted out in rows twenty feet apart each way with one
tree in the cross making the trees Twenty feet apart one way
and fifteen feet horizontal the other way, The Vineyard to
to be put out in a husband like manner, with the very best
varieties, and that said Orange Grove Nurseries, Vineyard
 be
to^properly cultivated, and to be kept perfectly clear of
grass, weeds, and Bushes, or any thing else that would
make the land foul, That the said party of the second
part, shall not plat out less than three acres in each
year in Orange trees and nurseries, That said party
of the second part may use said lands planted in Orange
trees, for gardening purposes, provided that nothing is
planted, or grown on said lands that will retard
the healthy and vigorous growth of the trees, nurseries
or vineyard, That the proceeds from the nurseries, and
Vineyard, shall be equally divided between the parties
herein mentioned, as soon as trees will do to sell or the
Vineyard commences to bear, or cuttings are sold from
it. That said party of the second part, shall during
the entire Lease keep up the fencing, and keep the said
grove nurseries and vineyard in proper order and
cultivation, furnishing Orange trees of the very best
Varieties and keeping every part of said grove and vineyard
and nurseries in good condition, giving every part the
same showing in every particular. That the said party
of the second part shall furnish, all the Seed, Trees,
and Grape cuttings, at his own expense, and furnish
all the labor that may be required in and about said
enterprise at his expense, Also the said party of the first
part, hereby agrees to Lease to the said party of the
second part all the land he may use on said Forty
acres of land in said enterprise for seven years or until
six acres of said Orange Grove is in bearing, At the 
expiration of which time if said agreement is faithfully
carried out he agrees to make to the party of the second
part a title to one half of all the lands he shall have
so improved. To the faithful performance of all
the agreements herein set forth the said parties here

-in do hereby bind themselves^each to the other, for the
faithful keeping and performance of the same
