County in the State of Florida which is described and
known as Lot One Block Twelve Together with all and
singular the rights members hereditaments and appurtenances
whatsoever to the same belonging or in anywise appertaining to
have and to hold the said lot or parcel of land and all and
singular other the premises hereinbefore mentioned with their
and every of their rights members and appurtenances unto
the said Charles J. Baker his heirs and assigns to his and
their only proper use benefit and behoof forever. Provided
nevertheless and it is the true intent and meaning of these
presents and the estate here by granted is upon the cond-
ition that if the said Louisa C. Burge or her heirs executors ad
ministrators or assigns or either of us shall pay unto the said
Charles J. Baker his personal representatives or assigns the said
debt at the time at which the same shall become due
without any deduction defalcation or abatement whatsoever 
then these presents shall cease and be absolutely void.
And the said Louisa C. Burge for herself and her heirs executors
administrators and assigns doth hereby covenant with the
said Charles J. Baker his heirs and assigns that she will
specially warrant the lot or parcel of land herein before
described. And also that the said Charles J. Baker his heirs
and assigns shall and may at all times after default
shall happen to be made in the performance of the proviso
or condition herein contained peaceably enter into, have,
hold, use, occupy, possess, and enjoy the said premises
above mentioned with molestation or denial of the said
Louisa C. Burge her heirs or assigns and that the said Louisa
C. Burge her heirs and assigns and every other person and
persons lawfully having or claiming any estate or interest
in the said premises hereby granted or any part thereof by
from or in trust for her shall and will upon the request
of the said Charles J. Baker his heirs and assigns make
and execute all such further acts and conveyances for
the better conveying the said hereby granted premises unto
the said Charles J. Baker his heirs and assigns accor-
ding to the true intent and meaning of these presents
as by his or their counsel shall be reasonably advised
or required In witness whereof I the said Louisa C. Burge
have hereto set my hand and seal this thirtieth day of
December in the year Eighteen Hundred and Eighty Two
