said sum of money or any part thereof as provided with
said promissory note or if the interest that may become due thereon
or any part thereof shall be due and unpaid for the space of
sixty days then and from thence forth it shall be optional with
the said party of the second part his executors administrators
or assigns to consider the whole of said principal sum exp-
ressed in said promissory note as due and payable. And
the said party of the first part hereby further covenants
promises and agrees to and with the said party of the second
part to pay all taxes and assessments that may be levied or
imposed upon the said premises during the continuance
hereof and to pay all costs charges and expenses in collecting
the moneys hereby secured including reasonable attorney's fees
and commissions whether collected by foreclosure or otherwise and
any and all sums of money paid out by the said party
of the second part by reason of default of the party of
the first part to pay the money so stipulated or to com
ply in any respect with the covenants of this mortgage shall
draw interest at the same rate as the promissory note afore-
said and said moneys necessarily paid by the party of
the second part shall be secured by this mortgage and
the said party of the first part hereby waives all right
of homestead and exemptions granted by the Constitution
and laws of the State of Florida In witness whereof the said
party of the first part has hereunto set his hand and seal
the day and year above written
