         Arthur Simmons to James S. Pardue

State of Florida }
Alachua County   } Whereas I Arthur Simmons am justly
indebted to James S. Pardue both of us being of the State
and County aforesaid in the sum of six Hundred dollars which said
sum of money is covenanted to be paid by three certain promissory
notes bearing even date herewith one for the sum of Two Hun
dred ($200) dollars payable on or before the 1st day of Jan
uary AD 1884 One for the sum of Two Hundred ($200) dollars
payable on or before the 1st day of January 1885 and
the other for the sum of Two Hundred ($200) dollars payable
on or before the 1st day of January AD 1886 all bearing int
erest at the rate of Eight per cent per annum from date
The said six hundred ($60000) dollars being the purchase
money agreed to be paid for the lands hereinafter des
cribed and whereas I am desirous of fully and better secur
ing the payment of said notes and the sum of money
mentioned therein Therefore know all men by these presents 
that I Arthur Simmons of the State and County
aforesaid for and in consideration of the premises and
of the sum of one dollar to me in hand paid have
granted bargained and sold and by these presents do grant
bargain sell and convey unto the said James S. Pardue
of said State and County and to his heirs and assigns
all the following described piece parcel or tract of land
to wit: Beginning at the point where the half mile
line running East and West through the middle of
Section Thirty one (31) in Township nine (9) south Range
Twenty (20) East crosses the run of Hogtown Creek and
running thence West along said half mile line to the
south East Corner of Miss E.P. Allens land Thence North
along Miss Allins East boundary line seven hundred
and forty five feet (745) to the south boundary line
of A.D. Mayo's land thence East along said line
to the run of hogtown creek Thence in a southerly
direction down the run of said creek to the point
of beginning containing Thirty (30) acres of land
more or less. Together with all and singular the tenements
hereditaments and appurtenances thereunto belonging
To have and to hold the same unto the said James
S. Pardue and to his heirs executors administrators and
assigns in fee simple absolute forever Provided how
ever and these presents are upon this express con
sideration that if the said Arthur Simmons heirs
or assigns shall well and truly pay or cause to be 
paid the sum of money covenanted to be paid by said
notes Together with the interest to accrue thereon according
