expressly agree that any and all sums or sums or money which may
in future after the date of this instrument be loaned or advanced to
me by the said J.W. Coburn shall be covered by and shall be received
by me upon the faith of the lien of this mortgage to secure the same and
whereas I have agreed and do hereby expressly agree that any and all sums of
money in the future after the date hereof be loaned to me by the said
J.W. Coburn shall bear interest from the date or dates when said loan
or loans shall be made to me at the rate of Ten (10) percent per annum and
each installment of interest upon such future advancement that may
fall due annually shall bear interest at the same rate of Ten (10%) per
cent per annum until the principal and all interest shall be fully
paid. And whereas I am desirous of fully and effectually securing
the payment of said promissory note already owing by me and also
all future loans which may hereafter be made to me by the said J.
W. Coburn and all interest thereon to accrue Therefore the premises
considered. Know all men by these presents that I the said Edward A.
Hawkins for and in consideration of the said sum of Two Hundred and
twenty eight dollars so owing by my promissory note aforesaid and for
and in consideration of any and all further sum or sums of money
which may hereafter in future be advanced or loaned to me by
the said Joseph W. Coburn and in consideration of all sums which
may become due in future for interest on the promissory
note for Two Hundred and twenty eight dollars and upon all future
loans which may hereafter be made to me have granted, bargained sold
aliened conveyed and Mortgaged and by these presents do grant,
bargain Sell convey and mortgage unto him the said Joseph W. Coburn
all of that certain piece parcel or tract of land Situated lying and being in
the County of Alachua in the State of Florida particularly known and described
as being the East half of the South West quarter of Section Twenty one (21) in
Township Nine (9) South of Range Nineteen (19) East containing Eighty (80)
acres of land more or less=Together with all and Singular the tenements
hereditaments and appurtenances to the same belonging or in anywise
appertaining= To Have and to Hold the same unto the said Joseph W.
Coburn and to his heirs executors administrators and assigns forever
Provided always nevertheless and this instrument is executed and
delivered upon this expressed condition that if I the said Edward
A. Hawkins shall and do well and truly pay the full amount of the
said promissory note for the sum of Two Hundred and twenty eight
dollars at the date the same fall due and all interest thereon to
accrue according to its legal tenor and effect and shall also well
and truly pay or cause to be paid the full amount of all future
loan or loans which may hereafter be made to me by the said J.W. Coburn
together with all interest thereon to accrue be secured from the
date or dates when said loan or loans may be made to me until
paid at the rate of Ten (10) per cent per annum and shall also pay
all reasonable attorneys fees costs and charges for the foreclosure hereof
which I hereby expressly agree to pay in the event a foreclosure hereof
