and bears interest from date at the rate of Ten (10) per cent per annum
payable annually and whereas the said Joseph W. Coburn may at his
option and discretion advance to me in future some further amounts of money 
which if advances to me are to be secured under and by this
instrument and for which in future I am to make and deliver to
said Joseph W. Coburn my promissory note or notes for such amount or
amounts as he may hereafter advance or loan to me and whereas I am
desirous of fully and effectually securing to the said Joseph W. Coburn the
full amount of said promissory note for the sum of Five hundred
and eighty dollars and all interest thereon to accrue and am also
desirous fully and effectually and effectually to secure the said
Joseph W. Coburn all such sums of money which he may in future
advance to me at any time and whatsoever be the amount thereof
together with interest on all such future loans or advancements from
the date or dates when such loan or loans my be made to me at the
rate of Ten (10) per cent per annum payable annually which is the
rate of interest I have agreed and do hereby agree to pay upon all
future loans which may be made to me by the said J.W. Coburn
Therefore the premises considered know all men by these presents
that we the said Robert H. Hawkins and Mary S. Hawkins his wife
who joins in this mortgage for the purpose of releasing relinquishing
and renouncing all of her right and claim to Dower in and to the
lands herein described for and in consideration of the said sum of
Five Hundred and Eighty Dollars so already owing as aforesaid by the
promissory note aforesaid and for and in consideration of all and any
such sums of money as may in future after the date of this instrument
be advanced or loaned to the said Robert H. Hawkins by the said
Joseph W. Coburn and for which future advancements when made the said
Robert H. Hawkins is to execute in future his promissory note or notes
for any such sums of sums of money which may in future be advanced
have granted bargained sold aliened conveyed and mortgaged and by these
presents do grant bargain sell alien convey  and mortgaged unto him the said
Joseph W. Coburn all of those certain tracts pieces or parcels of land situated 
lying and being in Alachua County in the State of Florida particularly
known and described as being in the South East quarter and the North
East quarter of Section Twenty one (21) in Township Nine (9) South of
Range Nineteen (19) East containing Three Hundred and twenty (320) acres
of land more or less= Together with all and singular the tenements
hereditaments and appurtenances to the same belonging or in anywise
appertaining To Have and to Hold the same unto him the said
Joseph W. Coburn and to his heirs executors administrators and
assigns forever. Provided however and this instrument is executed upon
this express condition that if I the said Robert W. Hawkins shall
and do well and truly pay or cause to be paid the full amount
of the said promissory note for the sum of Five Hundred and
Eighty dollars at the date when the same falls due together with
all interest thereon to accre according to its legal tenor and effect
and shall also well and truly pay the full amount of all
