The East Gainesville Florida Improvement Company to John R. Zetrouer              
                          "Mortgage"
State of Florida } Whereas The East Gainesville Florida Improvement
Alachua County   } Company a Corporation duly and legally organized
under and by virtue of the Laws of Florida is Justly indebted to
John R. Zetrouer of Alachua County Florida in the sum of Twelve
Hundred dollars which said sum of money is covenanted to be paid
by a certain promissory note bearing even date herewith one for
the sum of Twelve Hundred Dollars payable to the order of John
R. Zetrouer Two years after the date thereof with Interest from date
at the rate of 12% per annum until paid The same to be released
as to any part of the lands herein mortgaged when sold the consideration
money therefor to be paid to the Mortgage herein And Whereas Said
company is desirous of fully and better securing the payment of said note
and the sum of money mentioned therein. Therefore know all men
by these presents that the said The East Gainesville Florida Improvement
Company for and in the consideration of the premises and of the sum
of one dollar to them in hand paid have granted bargained and
sold and by these presents do grant bargain sell and convey unto
the said John R. Zetrouer his heirs and assigns all the following
described piece parcel or tract of land to wit: all those lots tracts or
parcels of land situated lying and being in Alachua County in the
State of Florida and known and distinguished as follows to wit:
all of the land lying East of the Transit Rail Road in the East 1/2 half
of the North East quarter, and the North (1/2) half of the South East
quarter of Section (4) four in Township Ten (10) south of Range (20) Twenty
East Except that heretofore transferred by deed to other parties and also
three (3) acres reserved as "Negro Grave Yard" as Shown by map of
survey of said Land made by Joseph Voyle CE of record in Alachua County
Florida Containing sixty nine (69) acres more or less Together with all and
singular the tenements hereditaments and appurtenances thereunto belonging
To have and to hold the same unto the said John R. Zetrouer and to his 
heirs & assigns in fee simple absolute forever. Provided however and
these presents are upon this express consideration that if the said the
East Gainesville Florida Improvement Company or their successors
representatives or assigns shall well and truly pay or cause to be paid
the sum of money covenanted to be paid by said note together with the
interest to accrue thereon according to the legal tenor thereof then
this obligation shall become null and void else to remain in full
force and virtue And it is hereby further agreed and Stipulated that
