E.C. Beach To W.H. Geiger

Alachua County   } Know all men by these presents
that I E.C. Beach of the above mentioned State
and County in Consideration of the Sum of
Forty dollars to me paid by W.H. Geiger of the
Same place the receipt whereof I do hereby ac-
knowledge do hereby give grant sell and Convey
unto the said W.H. Geiger his heirs and assigns
a Certain Bay horse aged about nine years now in
my possession and known as the Nelson Wiley horse
To have and to hold the above granted property
to the said W.H. Geiger his heirs and assigns to his
and their use and behoof forever. And I the said
E.C. Beach do hereby for myself my heirs execu-
tors and administrators covenant with the said W.-
H. Geiger and his heirs and assigns that I am
lawfully seized in fee Simple of the afore granted
property that said property is free of all incum-
brances: that I have good right to sell and Convey
the same to the said W.H. Geiger and that I will
and my my heirs executors and administrators
shall warrant and defend the same to the said
W.H. Geiger his heirs and assigns forever against
the lawful Claims and demands of all persons
Provided Nevertheless That if I the said E.C. Beach
his heirs executors or administrators shall pay or
Cause to be paid to the Said W.H. Geiger his heirs
or assigns the Sum of Forty dollars on the 31st day
of March AD 1882 with interest from the first day
of March AD 1882 at the rate of 8% then this ob-
ligation to be void and of None effect else to remain
in full force and virtue. In witness whereof I the said
E.C. Beach have hereunto set my hand and seal this the
