line of right of way of the "Florida Southern Railway" which point is
located Ten (10) feet West of where the said line of right of way intersects
the mean low water on the West Side of "Prairie Creek" and from
said starting point Westerly along the Northern boundary line of
right of way of said Railway Four hundred and Twenty (420) feet Thence
Northerly at a right angle with said line of Railway Two hundred and
Forty feet (240) Thence Easterly parallel to said line of Railway to a point
Ten feet from the mean low water line on said creek Thence
Southerly parallel to said low water line and Ten (10) feet
therefrom to the point of beginning Reserving for a public highway
(or "County Road" a width of Thirty (30) feet running through said lot
of land from East and West according to the present course of said
"County Road" containing by estimation Two (2) acres of land more
or less To Have and to Hold the same unto his the said party
of the second part and to his heirs executors administrators and
assigns Together with all the rights privileges and appurtenances
to the same belonging or in anywise appertaining.
The condition of this conveyance is such that whereas the said
party of the first part has this day made his certain Six
promissory notes all bearing even date herewith & all bearing
interest at the rate of Eight per cent (8%) per annum each for
the sum of Twenty five ($2500) dollars payable as
follows One note for Twenty fine ($2500) payable Three (3)
months after date One note for Twenty five ($2500 dollars
payable Six months after date one note for Twenty five ($2500)
dollars payable nine (9) months after date one note for Twenty
five ($2500) dollars payable Twelve (12) months after date One
note for Twenty five ($2500) dollars payable Fifteen (15) months
after date and one note for Twenty five ($2500) dollars payable
Eighteen (18) months after date the same being for the unpaid
purchase money of the property herein before described
and whereas the said party of the first part has delivered
the said notes into the hands of the said party of the second
part. Now if the said party of the first part shall
well and truly pay or cause to be paid to the said party
of the second part the said several sums of money mentioned
in the said several promissory notes at or before the maturity
of the said notes respectively together with the accrued interest
thereon according to the true intent and tenor of the said
several notes  then this conveyance to become and be entirely
null and void else to remain in full force virtue and effect
