Alachua County } Know all men by these Presents:
That I Thomas B. McPherson (Bachelor)
of the aforesaid County and State, for and in consideration of the sum of Three Hundred
Dollars to me in hand paid by Alexander Avera
of the County of Alachua in the State of Florida the receipt whereof I do hereby acknowledge, have granted, bargained, sold and
conveyed, and by these presents do grant, bargain, sell and convey unto him the said Alexander Avera
all that certain lot, piece, tract or parcel of land situated, lying and being in the County of Alachua, State of Florida particularly known and described as follows, to wit:
Bounded and described as follows, beginning at the North East Corner of the
Thomas Napier Grant of one Thousand acres Situated in Tp 10 RS 19 & 20 S & E
Thence Run S 84 3/4° E ten Chains, Thence North 5 1/4° East Five chains, Thence
East Twenty feet to the south west Corner of the lot hereby conveyed, Thence North
5 1/4° East Twenty Chains, Thence South 83 3/4° East Ten Chains, Thence South 5 1/4 °
West Twenty Chains Thence North 83 3/4° West Ten Chains
containing by estimation Twenty (20) acres of land, more or less, Together with all and singular the tenements, hereditaments and
appurtenances to the same belonging or in any wise appertaining.
To Have and to Hold the same unto him the said Alexander Avera
and to his heirs, executors, administrators and assigns, in fee simple absolute. And I the said Thomas B. McPherson
do hereby covenant and agree to and with the said Alexander Avera
that I am lawfully seized in fee of the property herein and hereby conveyed, and that I have good and lawful right to sell and convey the same; that the same is free from all encumbrances
of any kind whatsoever, and that I will and my heirs, executors and administrators shall and will forever warrant and defend the same unto the said
Alexander Avera
and to his heirs, executors and administrators and assigns, against the lawful claims and demands of any and all persons whomsoever now claiming or hereafter to claim the same.

Alachua County } I Hereby Certify that on this day of A.D. 18 before
} me personally appeared Mrs.
wife of the grantor in the foregoing conveyance, who being first duly questioned and examined by me, separate and
apart from her said husband, says and acknowledges before me that she did sign the said deed of conveyance for the purpose of releasing, relinquishing and renouncing all her right of Dower in and to land in said
Deed described, and that the said Relinquishment and Renunciation of Dower was done and made by her freely and voluntarily, and without any compulsion, constraint, apprehension or fear of or
from her husband.
