The State of Florida }
    Alachua County   }         Know all men by these Presents:
               That  Under and by virtue of the last Will and Testament of my husband A. Coulter deceased and as Executrix of the
same I Sallie M. Coulter
of the aforesaid County and State, for and in consideration of the sum of  ($4100 00/100) Four Thousand one Hundred
                                       Dollars to me in hand paid by  Thomas J. Watkins
of the County of Etowah in the State of Alabama the receipt whereof I do hereby acknowledge, have granted, bargained, sold and
conveyed, and by these presents do grant, bargain, sell and convey unto him the said  Thomas J. Watkins

all that certain lot, piece, tract or parcel of land situated, lying and being in the County of Alachua, State of Florida particularly known and described as follows, to wit:
Beginning on the East side of the Micanopy and Waldo public Road 20 feet South
from the Center of the Florida Southern Railway running thence South, south west along
the side of said public Road 524 Chains, Thence West across said public Road
241 Chains to the Section line dividing Sections 28 & 29, Thence south along said
Section line 17.25 Chains. Thence East 20 Chains, Thence North 11.38 Chains, Thence
South 63° 30' west 3.55 Chains Thence North 23° 30' West 14.0675 chains to within
20 feet of the Center of said Florida Southern Railway. Thence West along the south
side of Said Railway 2.115 Chains to the place of beginning. The same being cur
veyed and platted by William W. Bailey County Surveyor, Dec 10th 1887 as will
fully appear by reference to Plat Book "A" page 24 of the public records of
Alachua County said lot of land being and lying in SW 1/4 of Sec 28 Township
10 South Range 21 East of the Arredondo Grant



 

containing by estimation    Thirty four & half                   acres of land, more or less, Together with all and singular the tenements, hereditaments and
appurtenances to the same belonging or in any wise appertaining.
      To Have and to Hold the same unto  him the said  Thomas J. Watkins

and to his heirs, executors, administrators and assigns, in fee simple absolute. And I the said  Sallie M. Coulter


do hereby covenant and agree to and with the said  Thomas J. Watkins

that I am lawfully seized in fee of the property herein and hereby conveyed, and that I have good and lawful right to sell and convey the same; that the same is free from all encumbrances 
of any kind whatsoever, and that I will and my heirs, executors and administrators shall and will forever warrant and defend the same unto him the said
 Thomas J. Watkins
and to his heirs, executors and administrators and assigns, against the lawful claims and demands of any and all persons whomsoever now claiming or hereafter to claim the same.
       In Witness whereof I have hereunto set my hand  and affixed my seal  on this   Fifteenth           day of    February              A.D. 1890

                     } me personally appeared Mrs.   
wife of                    the grantor in the foregoing conveyance, who being first duly questioned and examined by me, separate and
apart from her said husband, says and acknowledges before me that she did sign the said deed of conveyance for the purpose of releasing, relinquishing and renouncing all her right of Dower in and to land in said 
Deed described, and that the said Relinquishment and Renunciation of Dower was done and made by her freely and voluntarily, and without any compulsion, constraint, apprehension or fear of or
from her husband.
