Alachua County } Know all men by these Presents:
That Johnson Chestnut and Maria Chestnut his wife
of the aforesaid County and State, for and in consideration of the sum of One hundred and fifty
DOLLARS, to us in hand paid by David E. Cooper
of the County of Alachua in the State of Florida the receipt whereof we do hereby acknowledge, have granted, bargained, sold an
conveyed, and by these Presents, do grant, bargain sell and convey unto him the said D.E. Cooper
all that certain lot, piece, tract or parcel of land, situated, lying and being in the County of Alachua, State of Florida, particularly known and described as follows, to wit:
Beginning at a point on the South boundary line of Section Thirty two (32) Town
ship Nine (9) South Range Twenty (20) East, which point is located fifty two
and half (52 1/2) feet west of the South East Corner of the Lot Conveyed by
Deed to Johnson Chestnut of C.O. Bailey administrator of J.B. Bailey, dated
the 17th day of November 1875 and recorded in Deed Book "I" on pages 211 and 212
of the public records of Alachua County Florida, and running from Said point
of beginning North Two hundred and then (210) feet, thence west Twenty Six and
one fourth (26 1/4) feet. Thence South Two hundred and ten (210) feet, East in a
straight line Twenty Six and one fourth (26 1/4) feet to the point of beginning
containing in my estimation One Eighth (1/8) acres of land, more or less. Together with all and singular the tenements, hereditaments and
appurtenance to the same belonging or in anywise appertaining.
TO HAVE AND TO HOLD the same unto him the said David E. Cooper
and to his heirs, executors, administrators and assigns, in fee simple absolute. And they the said J. Chestnut and wife
do hereby covenant and agree to and with the said D.E. Cooper
that they are lawfully seized in fee of the property herein and hereby conveyed, and that they have good and lawful right to sell and convey the same; that the same is free from all encumbrances
of any kind whatsoever, and that they will and their heirs, executors and administrators, shall and will forever warrant and defend the same unto him the said
David E. Cooper
and to his heirs, executors and administrators and assigns, against the lawful claims and demands of any and all persons whomsoever, now claiming or hereafter to claim the same.
