in hand paid by W.M. Avent of the County of Alachua and State
aforesaid the receipt whereof we do hereby acknowledge, have granted
bargained, sold and Conveyed and by the presents do grant, bargain
sell and Convey unto him the said W.M. Avent all that certain Lot
piece, tract or parcel of land situated lying and being in the County
of Alachua and in the State of Florida, Known and described as
follows to wit, Lot number Eighty Three (83) Stoughtons addition
to the town of Micanopy, Also described as beginning at the
North West Corner of the Presbyterian Church Lot on Main Street - 
and running thence North thirty (30) feet, thence East four hundred
and twenty (420) feet thence South two hundred and thirty (230)
feet, thence West two hundred and Seventy (270) feet, thence North
two hundred (200) feet, thence West One hundred and fifty (150) feet
to point of beginning, the same being and lying in Section Twenty
Six (26) Township Eleven (11) South of Range Twenty (20) East and
Containing One and One fourth acres more or less, Together with
all and Singular the tenements hereditaments and appurten
ances to the same belonging or in anywise appertaining.
To Have and to hold the same unto him the said W.M. Avent
and to his heirs executors administrators and assigns in fee
Simple absolute, And We the said parties of the first part do
hereby Covenant and agree to and with the said W.M. Avent that
We are lawfully seized in fee of the property herein and hereby
Conveyed and that we have good and lawful right to sell and
Convey the same, that the same is free from all Encumbrances
of any Kind whatsoever and that we will and our heirs Execu
tors and administrators shall and will forever Warrant and
defend the same unto him the said W.M. Avent and to his
heirs executors administrators and assigns against the lawful
Claims and demands of any and all persons whomsoever now
Claiming or hereafter to claim the same.
