White house, he is to have the exclusive use and occupancy of Said first
floor & out buildings for the purpose of Conducting a Restaurant and I also
lease to him all of the property enumerated in the Schedule hereto attached
marked "A" for the term of one year from the date of this lease with the priv
ilege of buying out my interest in Said Hotel and fixtures consisting of Kitchen
furniture & utensils Ranges tables Stoves and everything pertaining to Said
Kitchen as well also all tables linen and table ware of whatsoever
species or Kind as enumerated & set forth in Schedule "A" aforesaid reserving
to herself the right to sell her interest in same Also in the hotel subject
to the refusal of the Said J.D. Smith who is to have the preference to
purchase the Same and the Said J.D. Smith is to pay one half of the water
rate or tax on the bath room on said first floor. And I the Said J.D. Smith
hereby agree that if I make default in payment of the rent at time it
becomes due that it shall be optional with the Said D.C. Adams to declare
Said lease at an End. And I further agree to quietly Surrender up said
premises at the expiration of this lease to her or her representatives provided
I do not purchase Same from her before that time. In witness whereof we

It is further agreed that Mrs D.C. Adams shall pay for all the Gas, water
and on the 2nd Bed floors & that J.D. Smith shall pay for all the Gass  & water
