Also, SE 1/4 of SE 1/4 and E 1/2 of SW 1/4 of SE 1/4,
the said land being divided by a line running
from the Northeast corner to the Southwest corner
of the SW 1/4 of the SE 1/4, and all being in Section
24, Township 11, South of Range 21 East, - containing
in the aggregate 2998.63 acres of land more or less.
Together with all and singular the right, tenements,
hereditaments and appurtenances, to the same belonging
or in anywise appertaining. To Have And To Hold
the above granted and described property, and every
part and every part and parcel thereof, unto him the
said W.B. Phifer, and to his heirs, executors, administra
tors and assigns forever in fee simple absolute. And
the said parties of the first part covenant and agree to
and with the said party of the second part that they
are lawfully seized in fee of the property herein and
hereby conveyed, and that they have good and law
ful right to sell and convey the same; that the same
is free of all incumbrances of any kind whatsoever,
and that they will, and their heirs, executors and ad-
ministrators shall and will forever warrant and
defend the same unto him, the said W.B. Phifer, and
to his heirs, executors, administrators and assigns,
against the lawful claims and demands of all per
sons whomsoever, now claiming or hereafter to claim
the same. In Testimony Whereof, the said parties of the
first part, and each of them, by their duly authorized

their hands and affixed their seals on the day and year
