This Indenture, Made this 2nd day of September A.D.
1915 Between Simon Coward and Estella B. Coward
his wife of the County of Alachua in the State of Flor-
ida, parties of the first part, and Thomas A. Birt
of the County of Alachua in the State of Florida, par-
ty of the second part, for and in consideration of
the sum of Two hundred and fifty 00/100 Dollars,
to them in hand paid by the said party of the second
part, the receipt whereof is hereby acknowledged,
have granted, bargained and sold to the said par-
ty of the second part, his heirs and assigns forever,
the following described land, situate, lying and
being in the County of Alachua State of Florida, to-wit:
Beginning at South West corner of A. Grimes pro-
perty running South 125 feet along Lexington Ave-
nne thence East 230 feet more or less to South West-
corner of Whitcomb property, thence North 125 feet thence
West 230 feet more or less along the Southern boun-
dary line of the A. Grimes property to place of begin-
ning, being part of Lot 2, Sims survey, Sect. 13 Tp 9.
South R. 22 E. and the said parties of the first part
do hereby fully warrant the title to said land, and
will defend the same against the lawful claims
