for sale or any part thereof as to them or him shall seem expedient
and either with or without taking security for the same and to enter
into any agreement for the payment thereof by instalments or other-
wise Provided always and I hereby declare that it shall be lawful for
the trustees or trustee for the time being of this my will before all
the said premises hereinbefore devised in trust for sale shall be
sold either alone or in conjunction with any person or persons to
demise all or any of the said premises for any term of years not
exceeding twenty one years absolute or determinable at the option
of either party or of one party alone) to take effect in possession
or within six calendar months from making of the demise so as
there be reserved the best yearly rent or rents to be incident to
the immediate reversion that can be reasonably gotten without taking
anything in the nature of a fine or premium Provided always and I
hereby declare that it shall be lawful for the trustees or trustee
for the time being of this my will before all the said premises here-
inbefore devised in trust for sale shall be sold either alone or in
conjunction with any other person or persons to grant the whole or
any part of the same hereditaments and premises to any person or per-
sons who shall improve the same by erecting or building thereon any
new house erection or building or by rebuilding repairing enlarging
or improving any house erection or building then standing thereof or
shall covenant or agree so to do in consideration or a rent charge
fee farm rent or other reservation shall be held and applied upon
and for the same trusts intents and purposes and with under and sub-
ject to the same powers provisos agreements and declarations as are
in and by this my will declared of and concerning the hereditaments
in respect of which the same shall be paid Provided always and I
hereby declare that it shall be lawful for the said trustees or trus-
tee for the time being before all the said premises hereinbefore
devised in trust for sale shall be sold either alone or in conjunct-
ion with any other person or persons to demise all or any part or
parts of the same premises to any person or persons who shall improve
the same as lastly hereinbefore mentioned or referred unto or shall
