be therein specified of the rent or rents tolls duties royalties or
reservations thereby reserved and so as the lessee or lessees do
thereby covenant for the due payment or delivery of the rent or rents
told duties royalties or reservations thereby reserved Provided
always that the reservations of rents tolls duties or royalties the
amount of which shall vary with or according to the acreage worked
or the minerals coals stones clay sand or substances gotten shall
not be taken to be in the nature of a fine or premium though the
effect of such reservations may eventually be disadvantageous to the
remainderman Provided always and I hereby declare that it shall be
lawful for the said trustees or trustee for the time being before all
the said premises hereinbefore devised in trust for sale shall be sold
to demise lease or grant any way leave rights of making a Railway or
Railways (with or without station sidings and other conveniences) tram-
way or tramways or other rights of way rights of diverting any stream
or streams rights of water or other privileges easements or conven-
iences whatsoever with any lands or hereditaments which it may be
thought expedient or convenient to demise or lease in aid of any such
right privilege or easement and any auxiliary or incidental powers
which may be thought conducive to the exercise of any such right
privilege or easement in through out or upon over or under all or any
part of the same hereditaments and premises to any person or persons
for any term of years to take effect in possession or within six
calendar months from the date of the demise so as there be reserved
in every such demise or lease as aforesaid such yearly rent or rents
sum or sums of money tolls duties royalties or reservations either
fixed or increasing according to any arranged terms or otherwise
variable as they he or she may think reasonable and so that such
demises or leases be made without taking anything in the nature of
a fine or premium and so that every such demise or lease do contain
a power of reentry for nonpayment of the rent or rents sum or sums of
money tolls duties royalties or reservations thereby reserved or made
payable and so that the respective lessees execute the same respect-
ively or counterparts thereof and thereby covenant for due rendering
