and they have full right and power to sell and
convey the same in fee simple absolute to the said
John B. Standley who is the party of the second part
to this Indenture; that the said premises are free and
clear of all incumbrances; that the said John B.
Standley his heirs and assigns may forever, hereafter 
have, hold, possess and enjoy the same without any
suit molestation or interruption by any person what-
soever lawfully claiming any right therein; and that
the Said parties of the first part and all persons
claiming under them, will at any time hereafter
at the request of the said party of the second part
and at his expense make all such further assurance
for the more effectual conveying of the said
premises with the appurtenances as may reasonably
required by him or his heirs, And the said parties of
the first part further covenant to warrant and
defend the said premises with all the appurtenances
to the said party of the second part his heirs and
assigns forever.
     In witness whereof they have hereunto set their
hands and seals the twenty eight day of December in
the year of our Lord One thousand eight hundred and fifty two

             Personally came before me Frances M. Stewart
to whom the provision of the foregoing deed were explained
and being separate and apart from her husband
expressed her willingness to sign the same, and further to
relinquish dower in the same Whereupon being without the
influence of the coercion power of her husband Franklin
Stewart one of the parties of the first part she
has hereunto signed her name, and affixed her seal
in testimony that she relinquishes dower in and to the
premises above described, and that she conveys her right title
and interest in and to the said premises for the consideration
aforesaid unto the said party of the second part his
heirs and assigns forever and that she binds herself and
those claiming under her as a party to the covenant in the
foregoing deed and to warrant and defend the said premises
with the appurtenances unto the said party of the second
part his heirs and assigns forever and at her special
instance and request the following named persons now
present to witness her signing sealing and delivering the
same and further that the said relinquishment and
renunciation of dower is made freely voluntarily and
without any compulsion constraint apprehension or
fear of or from her husband Franklin Stewart who
conjointly with herself is a party of the first part to the
foregoing deed
