This Indenture made this 12th day of July in the year of our Lord
One thousand eight hundred and fifty one, between Bennett M. Dell
of the County and State aforesaid of the first part, and Philip Dell
of the same place of the second part Witnesseth, that the said
Bennett M. Dell for and in consideration of the sum of one hundred
and sixty dollars to him in hand paid by the said Philip Dell at
and before the sealing and delivery of the these presents the receipt
whereof is hereby acknowledged hath granted bargined sold
released conveyed and confirmed and by these presents doth
grant, bargin, sell, release convey and confirm unto the said
Philip Dell his heirs and assigns forever, Two hundred and
Eighty acres of land lying and situated in the County and State
aforesaid, known and described upon the maps of the survey
of the United States as follows, to wit, The North East Quarter
of Section Twenty Seven, and the East half of the East half
of the North West Quarter of Section Twenty six Town-
ship Seven, South of Range Eighteen East, with all the appurte-
nances, and the right, title, and interest, claim and demand of
the said B.M. Dell and the said lands and premises, To have
and to hold the same with the appurtenances unto the said
Philip Dell his heirs and assigns forever in fee simple, and
the said Bennett M. Dell for himself and his heirs doth hereby
covenant and agree to and with the said Philip Dell his heirs
and assigns that the said B.M. Dell is now the owner of the said
land forever, and that he is seized of a good and indefeasible
estate of inheritance, and that he has full right and power to sell
and convey the same in fee simple absolute, that the said Philip
Dell his heirs and assigns may forever have, hold possess and
enjoy the said land and premises without any molestation from
any person whatever, and the said Bennett M. Dell and
all persons hereafter claiming under him will at any time hereaf-
ter at the request and expense of the said Philip Dell his heirs
and assigns make all such further assurances for the more effe-
tual conveying of the said Lands and premises with the appur-
tenances as may be reasonably required by him or them, and the
said B.M. Dell and his heirs the above described and hereby
granted and conveyed premises and every part and parcel thereof
with the appurtenances unto the said Philip Dell his heirs and
assigns against the claims of the said B.M. Dell his heirs and
assigns, and all and every person or persons whatsoever lawfully claim-
ing the same shall and will warrant and forever defend.
In witness whereof the said B.M. Dell hath herewith set his
hand and seal the day and year aforesaid
