          and sold and by these presents do grant bargin and sell unto
          the said Henry G. Marquand and to his heirs and assigns for-
          ever the said above described tracts of land and each and every
          of them with the appurtenances of each and every of them, and all
          the Estate, right, Title and Interest which the said Parties to the
          and cause in Partition, and each and every of them had, on the
          said Twenty first day of February aforesaid, or at anytime hence,
          or now hath.  To Have and to Hold the said land and premises
          and every part thereof with the appurtenances unto the said
          Henry G. Marquand his heirs and assigns forever, as fully
          and absolutely as we the said Parties of the first part, as Commis-
          sioners aforesaid and under the authority aforesaid might could
          or ought to sell and convey the same.
             In witness whereof we the parties of the first paty have hereto
          set our hands and seals this 1 day of April in the year 1853

                               I Peter B. Dumas Clerk of the Circuit
          Court of the St. Johns County in the Eastern Judicial Circuit of the
          State of Florida, do hereby certify that George Morton Payne
          George R. Fairbanks, and William A. Forward the signers
          and sealers of the within Instrument severally acknowledged
          the same to be their act and deed for the uses and purposes therein
          mentioned.  And I further certify that the said George Morton
          Payne, George R. Fairbanks and William A. Forward are the
          Commissioners duly appointed and fully authoritized by the Court
          to execute titles to the respective purchasers of the lands sold
          under the decree relating to the Arredonda Grant.
