State of Florida, Alachua County:

               This Indenture made the 1st day of January
        in the year of our Lord one thousand Eight-Hundred and fity
        fifty two and in the 77th year of the independance of the United
        States of America, between Frederic Marquand of New York
        City of the first part and William Pearce of the other part
             Witnesseth: That the said Fredrick Marquand for and 
        in consideration of the sum of seventy five dollars in hand
        paid, at and before the Sealing and delivery of these presents
        the receipt Whereof is hereby acknowledged, hath granted
        bargined, sold, aliened, conveyed, and confirmed, and
        by these presents doth grant, bargin, sell, alien, convey
        and confirm, unto the said William Pearce his heirs and
        assigns all that certain tract or parcel of land in 
        Alachua County Floria known as Section No Seven
        Of Township Ten & Range No Twenty two as designated
        on a map of said grant made by Messrs Burr and
        Washington as Commissioners in 1846
               To have and to hold the said lands with
        all and singular the rights, members, and appurtenances
        thereof whatsoever, to the said lands belonging or in
        any wise appertaining with the remainder & remainders
        reversion and reversions: rents, issues, and proffits thereof
        to the only proper use, benefit, and behoof of the said
        William Pearce, his heirs, Excuters, and administraters, and
        assigns in fee simple; and the said Frederick Marquand
        for himself, his heirs, executors, and administrators do 
        covenant with the said Wm Pearce his heirs, Executors
        and Administrators that he is lawfully seized in fee
        of the above granted premises; That they are free from
        all incumbrances; that he has good righ to sell and
        convey the same to the said William Pearce as aforesaid
        And that he will, and his heirs executors, and administrators
        shall warrant and defend the same and every part thereof
        to the said William Pearce his heirs and assigns forever;
        against the lawful demands of all persons, by virtue of
        these presents
