County of Alachua Know all men by these presents that I John
B. Standly of the state and county aforesaid
having bargained to A.M. Caston of the said state and county a
certain Lot or parcel of Land Containing three quarters of an acre in
the Town of Newnansville in the County and state aforesaid Know as
the Brown place and as Lot No. twelve and half of Lot No Eleven of
North Half Range for the sum of ninety Seven Dollars and fifty cents,
the amount being regarded by me as nothing near the seal value of said
Lot or parcel of Land but the above amount being paid by said
A.M. Caston to me in hand this amount being but little more than
the place would have rented for, for our year however in consideration
thereof and of the natural respect and good feeling I have and
bear towards the family I give and grant unto the Said A.M. Caston
and his wife Eliza Caston The Sole use and benefit of the above named
Lot or parcel of Land together with all and singular the
rights, members, hereditaments and appurtenances to the same belong-
ing or in any wise incident or appertaining during their natural lives
to use and control a though they had the Fee Simple thereto So Long as
either of them may live, but the Said Lot or parcel of Land Not to
be liable nor to be Sold for the payment of the debts or Contract of the said
A.M. Caston nor his wife Eliza Caston nor by any person for them to any
other person or persons nor Conveyed in any manner whatever but to
remain for their home use and control so Long as Either of them may live
and at their death or the death of the last surviving one of the said A.
M. Caston and his wife Eliza Caston the above named Lot or parcel of Land
to be sold to the highest bidder on a credit of twelve month from the day of
sale with Interest from date the purchase to be required to give bond and
good Security, for the payment of the same, by the clerk of the circuit court
of said County he entering into bond with good Security for the faithful per-
formance in this matter Said bond taken and approved by the Judge of
Probate of Said county and to be allowed for his trouble the same compul-
sion that an administrator would be allowed in a similar Call,
And the proceeds taken Collected to be divided Equally among the three
Sons of the Said A.M. Caston and Eliza Caston Viz, Samuel N. Caston,
William, J. Caston and Aulsten B. Caston, and if the above named clerk
of the circuit Court should refuse to perform the Services above named
then the sale to be made by some person appointed or chosen by the above
named children and I do by these presents Warrant and forever defend
unto the said A.M. Caston and his wife Eliza Caston and to their children
Saml.N. Caston, W.J. Caston and Aulsten B. Caston the above named Lot
or parcel of Land in the manner herein prescribed or above mentioned
against the claims of myself my heirs, Executor, administrators and
assigns and every other person Whomsoever Claiming or to Claim Lawfully
the or any part thereof
