This Indenture, made this third day of February, in the year of our Lord
one thousand eight hundred and fifty two, Between George R. Fairbanks of
St. Augustine Florida, of the first part, and William B. Hart, and Daniel C.
Hart of the second part, Witnesseth, that the said party of the Second first part,
in consideration of the sum of five hundred and fifty dollars to him duly paid by
before the delivery hereof, hath bargained and sold, and by these presents doth grant
and convey to said parties of the second part, their heirs and assigns forever, all that
certain tract or parcel of land Situate in the County of Alachua & State of Florida,
known and described as follows, on the map of the said Grant, made in the year
1846, by Messrs Burr and Washington, Commissioners, being the west half of Section
Sixteen, in Township Ten, and Range Twenty, of the Arredondo Grant, and
containing three hundred and Sixty four acres, more or less, being part and parcel
of certain lands purchased at the public sale of said grant, in February 1849 by
William Thomas and Subsequently conveyed by said William Thomas to the party of the
first part, with the appurtenances, and all the Estate, title and interest, of the
Said party of the first part, therein, and the said party of the first part doth
hereby covenant and agree with the said parties of the Second part, that at the
time of the delivery hereof, the said party of the first part is the lawful owner of
the premises above granted, and Seized thereof in fee Simple, absolute, and that
he will warrant and Defend the above granted premises in the quiet and peaceable
possession of the said parties of the second part, their heirs and assigns forever.
