This Indenture, made the third day of July in the year of our
Lord one Thousand Eight hundred and fifty two, Between George R.
Fairbanks of St. Johns County, Florida, party of the first part, and
James Pendarvis of Alachua County Florida, of the second part.
Witnesseth, That, the Said party of the first part, in consideration of the
Sum of one hundred and forty Six 28/100 dollars, to him duly paid before
the delivery hereof, hath bargained and Sold, and by these presents doth
grant and convey, to the said party of the Second part, and to his heirs
and assigns forever, all that certain piece or parcel of land Situate in
County of Alachua and State of Florida, and described as follows, to wit,
the West half of the South West Quarter of Section Two, in Township Eight
South of Range Eighteen East, containing Eighty acres more or less,
and which is included within the lines of the Clark & Atkinson
Grant, and also all that certain a New tract of land being the South
East Quarter of the North East Quarter of Section No. Three of Township
8. S. of Range No. 18. East, or So much thereof as lies within the lines of
the Clark and Atkinson Survey as made by U.A. Williams Deputy
Surveyor of the United States, and intimated to contain thirty Seven
acres more or less, with the appurtenances, and all the Estate, title
and interest, of the said party of the first part therein, And the
Said party of the first part, doth hereby covenant and agree with the
the Said party of the Second part, that at the time of the delivery hereof,
the said party of the first part, is the lawful owner of the premises above
granted, and seized thereof in fee Simple, absolute, and that he
will warrant and defend the above granted premises in the quiet
and peaceable possession of the party of the Second part, and his heirs
and assigns forever

who hath executed the within conveyance to me well known, and
acknowledged that he had executed the same for the purposes
