                          This Indenture made this thirty first day of October
          in the year one thousand eight hundred and fifty three, Between
          Bennett M. Dell of the first part, and John K. Stepahens of the
          Second part both of the State and County above written, Witnesseth
          That Bennett M.Dell of the first part, for and in consideration of
          the sum of one hundred dollars in hand paid to him by John K.
          Stephens of the second part, at and before the sealing and delivery of
          these presents, the receipt whereof is hereby acknowledged, hath granted,
          bargained, and conveyed, doth grant, bargain, and convey, unto John K.
          Stephens party of the second part, and his heirs and assigns, a certain
          piece or parcel of land, lying and being in the State of Florida
          Alachua County, and known and described in the land office as
          the South West Quarter of North East quarter and the North
          East Quarter of the South West Quarter of Section Thirty one in
          Township Seven(7) Range (19) ninetween East together with all and
          Singular other the out houses, dwellings, buildings, barns and all
          the appurtenances and preveledges and hereditaments belonging and
          appurtaining thereto in any wise whatsoever.  To have and to hold
          the said Messuage or Tenement and piece or parcel of land heredidments
          and premises hereby granted or intended so to be, with the appurtenances
          unto the said John K. Stephens party of the second part; his heirs 
          and assigns and their only proper use and behoof for ever, and this
          said Bennett M.Dell party of the first part, doth covenant to and
          with the said John K. Stephens party of the second part his heirs
          and assigns, that that he the said John K. Stephens, and his and
          assigns, the said above mentioned and described messuage and tenements
          and tract of land, hereditaments and premises hereby granted or mentioned
          or intended so to be, with the appurtenances unto the said John K. 
          Stephens party of the second part, his heirs and assigns against
          him the said Bennett M. Dell party of the first part, and his heirs
          and assigns and against all and every other person and persons what=
          =soever lawfully claiming or to claim by from or under him them
          or any of them, Shall and will warrant and forever defend by these
          presents.           In Witness whereof, the said Bennett M. Dell
          party of the first part, have hereunto Set his hand and Seal this
          31st day of October in the year first above written

          renounced to the said John K. Stephens, and to his heirs and assigns
          all and all manner of Dower and right and title and claim to
