State of Florida, Alachua County:
This indenture, made the tenth day of Janury in the
year of our Lord one thousand Eight hundred and fifty-two and in the
Seventy Seventh year of the independence of the United States of
America, between George R. Fairbanks of St. Johns County Florida
of the one part and James T. Thomas of Alachua County of the other
part. Witnesseth: That the said George R. Fairbanks for and in
consideration of the sum of Five hundred and fifty dollars
in hand given, at and before the Sealing and delivery of these presents
the receipt whereof is hereby acknowledged, hath granted, bargained
sold, aliened, conveyed and confirmed, and by these presents doth
grant, bargain, sell, alien, convey and confirm unto the said
James T. Thomas his heirs and assigns, all that certain
tract or parcal of land situate in the county of Alachua and
State afore said being the East half of Section Sixteen, Township ten
and Range Twenty of the Arredonda Grant containing Three
hundred and Sixty four Acres being part of the same premises
and lands bid on at the Sale of the Arredonda Grant in the year
1849 by William Thom Trustee &C and confirmed to said William
Thom by decree of the Circuit Court of East Floria on the 11th day
of August 1849 and which said lands have been conveyed to said
Wm Thom, Trustee &C to the said Geo R. Fairbanks.
To Have and To Hold the said Lands with all and singular the rights
members and appurtenances thereof whatsoever, to the said lands being,
belonging or in any wise appertainig, with the remainder and remainders,
reversion & reversions, rents, issues and profits thereof, to the only proper use
benefit and behoof of the said James T. Thomas his heirs, executers and
administraters and assigns, in fee simple, and the said George R.
Fairbanks for himself, heirs, executors and administraters do covenant
with the said James T. Thomas his heirs excutors and administraters, that
he is lawfully Seized in fee of the aforegranted Premises: That they are free
from all encumbrances: that he has good right to sell and convey the same
to the said James T. Thomas as aforesaid: and that he will and his
heirs, executors and administaters shall warrant and afirm the same
and every part and parcel thereof to the said James T. Thomas his heirs and assigns
forever against the lawful demands of all persons, by virtue of this presents.
In Witness Whereof, the said parties have severally hereunto
set their hands and affixed their Seals, the day and year first above written

Alachua County ss Personally appeared before
me this 10th Jany, 1851 George R. Fairbanks, to me well known and
acknowledged that he had executed the forgoing Indenture for the
purposes therein set forth.
