conveyances, and assurances in the law, for the better and more
effectually vesting and confirming the premises hereby granted or so
intended to be, in and to the said party of the second part, his heirs
and assigns forever, as by the said party of the second part, his heirs
                                     counsel
or assigns, or his her or their^learned in the law, shall be reasonably
advised or required; and the said James Vanderberg and his heirs,
the above described and hereby granted and released premises, and
every part and parcel thereof, with the appurtenances, unto the said
party of the second part, his heirs and assigns against the said party
of the first part, and their heirs, and against all and every
         persons
person and^whomsoever, lawfully claiming or to claim the same,
Shall and will warrant and by these presents forever defend.

                        On this seventeenth day of January in the
year one thousand eight hundred and fifty four, I Moses B. Maclay a
Commissioner in said State, to take depositions, affidavits, acknowledgements, 
of Deeds, powers of attorney &c &c, to be used or recorded in the State of Florida,
duly commissioned and Qualified, do hereby certify, and make known that on
the day of the date hereof, before me personally appeared the within named James
Vanderbergh, and Ann his wife who severally acknowledged that they signed, sealed
and delivered the within Instruments on the day and year therein mentioned as their
act and Deed, and the said Ann further acknowledged apart from her husband
that she signed, sealed, and delivered the same as her voluntary act and deed freely
without any fear, threats or compulsion of her husband
            In testimony whereof, I have hereunto subscribed my
            name, and affixed my seal of office this 17th day of
            January one thousand eight hundred and fifty four

Know all men by these presents, that I Ann Vanderbergh wife
of James Vanderbergh in foregoing Deed named, for and in consideration
of the sum of one dollar, and other considerations we moving, have
Sold, assigned, transfered & hereby sell, assign & transfer unto Henry
G. Marquand the grantee in said Deed all my right, title, & interest, Dower
and right of Dower, of, in or to the premises therein described, hereby
relinquishing all such rights in favor of the said grantee.
