                       This Indenture made the third day of
July in the Year of Our Lord One thousand Eight hundred and fifty two between
George R. Fairbanks of St Johns County Florida Party of the first part and
James G. Dell of Alachua County Florida of the Second Part, Witnesseth,
that the Said party of the first part, in Consideration of the Sum of Seven
Hundred Dollars to him duly given before the delivery hereof, hath bargained
and Sold and by these presents doth grant and Convey to the Said party
of the second part and to his heirs and assigns forever, All these
Certain pieces or parcels of land following that is to Say the North East
Quarter of Section Thirty three and the North East Quarter of the South East
Quarter of the Same Section in Township Seven S & Range Eighteen East
and also the West Half of the South West Quarter of Sec 34 T7 R18 and
So much of the North West Quarter of Sec 34 T7 R18 as may be found to
be included in the lines of the Atkinson & Clark Grant Now Entered
at one hundred and three acres - Also So much of the West half of the
South West Quarter of Section Twenty Seven T7 R18 as May be omcluded
by the lines of Said Grant run Estimated at 22 acres also the South
West Quarter of Section No28 T7 R18 Containing by Estimate one hundred
and fifty Six Acres All of which above described lands are Supposed
to be within the Private Survey to the Heirs of Clark & Atkinson
recently made by Mr A Williams Deputy surveyor and Contained in
the aggregate about 560 Acres, with the appurtenances And all the
Estate, title and interests of the Said Party of the first part therein, And
the Said Party of the first Part doth hereby Covenant and agree
with the Said Party of the Second Part that at the time of the delivery
hereof, the Said Party of the first Part is the lawful owner of the
premises above granted, and Seized thereof in fee Simple, Absolute and
that he will Warrant and defend the above granted premises in
the quiet and peacable possession of the Said party of the Second
Part and his heirs and Assigns forever
        In Witness Whereof, the Said Party of the first Part hath
hereunto Set his hand and Seal the day and Year first above written
