                               This Indenture made this first day of July in
          the year of our Lord one thousand Eight hundred and fifty two between George
          R. Fairbanks of St. Augustine, Florida, party of the first part and Simeon Dell
          Alachua County Fla of the second part, Witnesseth that the said party of the
          first part: in consideration of the sum of Six hundred & Twenty Eight
          12/100 dollars to him duly paid before the delivery hereof hath bargined
          and sold, and by these presents doth grant and convey to the said party
          of the second part and his heirs and assigns forever, all that
          tract or parcel of land in the County of Alachua & State of 
          Florida Where the said party of the second part now resides and bounded
          as follows, beginning at the point on Rays trail so called in Sec
          18 T7 R18 about 19 chains NW from the point on said trail where
          it intersects the south boundry of said Section 18, thence along the line of
          the Atkinson & Clark grant as runs by M.A. Williams Dept Surveyor of the
          U.S. South West thirty three & a half chains Thence North West Seventy
          five chains paralell with the course of said Rays trail to a corner
          Thence North East Sixty-seven chains paralell with the first
          described line to a corner Thence Southeast Seventy five chains
          paralell with Rays trail to a corner Thence SouthWest Thirty
          three & a half chains to the point at corner of Atkinson & Clark Grant
          at the place of beginning Containing by Estimate Five hundred
          and two 50/100 acres and being part and parcel of said Clark and
          Atkinson Grant and including therein the W 1/2 of NW 1/4 of Sec 18
          formerly, Entered by said Dell & now surrendered to the United States 
          and which said lands are described in the plat hereto annexed
          or Supposed to be, with the appurtenances, and all the estate title
          and interest, of the said party of the first part therein. And the
          said party of the first part doth hereby covenant and agree with the
          said party of the second, that at the time of the delivery hereof
          the said party of the first part is the lawful owner of the premises above
          granted and seized thereof in fee simple, absolute and that he will
          warrant and defend the above granted premises in the Quiet and
          peaceable possession of the said party of the second part and to his
          heirs and assigns forever.
                 In witness whereof the said party of the first part
          hath hereunto set his hand and seal the day and year
          first above written.
